What the code requires of the well

- The ladder or steps may encroach up to 6 inches into those dimensions (the exception to R310.2.3.1).
- Wells deeper than 44 inches need a permanently affixed ladder or steps with rungs at least 12 inches wide, projecting at least 3 inches from the wall, spaced no more than 18 inches on center, for the full height of the well (R310.2.3.2). These ladders are exempt from the stair rules in R311.7.

Why wells fail in Topeka

An undrained well fills, freezes and thaws through March, and pushes against the foundation all spring.
Pulled away from the wall. Wells that were never anchored, or were anchored into crumbling block, tilt outward as the clay heaves, opening a gap that pours water straight down the foundation.
How we install a well
1. Remove and excavate. The old well comes out. We dig to the new well’s depth plus room for the drainage bed, and wider than the well so the backfill can be gravel rather than the clay we took out.
2. Drainage first. A gravel bed below the sill, and below frost where the dig allows. If the house has footing drain tile that still flows, we tie the well drain into it. If the original clay tile is silted shut, common in 1950s and 60s houses, we dig a deep gravel dry well beside the well instead. We tell you which before you sign.
3. Set and anchor. The well is anchored to the foundation with masonry fasteners through its flanges, sealed at the wall so water cannot run behind it. Composite and modular stone-look wells assemble in courses; corrugated steel goes on in one piece.
4. Ladder. If the well is deeper than 44 inches, a ladder or steps goes in, rungs 12 inches wide, 3 inches off the wall, 18 inches on center, per R310.2.3.2.
5. Backfill and grade. Gravel around the well, soil above, graded to slope away from the house so surface water does not run into the well in the first place.
6. Cover, optional. Polycarbonate or grate, $150 to $600, opening from inside without tools.
