Window Well Covers and Drainage in Topeka
Window well covers and drainage are the two cheapest ways to keep a Topeka basement dry: a cover ($150 to $600) keeps rain, leaves, snow, and kids out of the well, and a drainage repair ($300 to $1,000) gives the water that does get in somewhere to go. Both are built around the same local fact: Shawnee County sits on slow-draining clay and gets a third of its yearly rain in April, May, and June. A well that ignores that is a bucket against your foundation.
Why Topeka wells fill
The soil. The USDA Soil Conservation Service published its soil survey of Shawnee County in 1970, and the uplands it maps are loess and glacial till soils with heavy clay subsoils. The Pawnee series, formed in till across the loess-drift hills of northeast Kansas, carries 37 to 48 percent clay in its argillic horizon, has low saturated hydraulic conductivity, and holds a perched water table from February through April. The Wymore series, formed in loess, runs 42 to 55 percent clay and shows the high linear extensibility that NRCS uses to flag shrink-swell behavior. Down in the Kansas River bottoms, Kennebec, Reading, and Wabash soils formed in flood alluvium and carry flooding limitations of their own.
In plain terms: water that reaches the bottom of a well dug in that material does not soak away at any useful rate.
The rain. NOAA’s 1991 to 2020 climate normals for Topeka put April at 3.81 inches, May at 5.17, and June at 4.92, the two wettest months of a 36.5-inch year. April through June is 13.9 inches, 38 percent of annual precipitation, arriving when the clay is already saturated from snowmelt and the spring water table. The freeze. A well that holds water in March freezes and thaws repeatedly, which is how ice shoves old corrugated wells away from the wall and opens the gap that pours water straight down the foundation.
Drainage: what we build
Gravel bed. The floor of the well is excavated below the window sill, usually 12 to 18 inches, and filled with washed gravel. This is the minimum, and it is what most original wells never had.
Drain-tile tie-in. Where the house has footing drain tile that still flows (most poured foundations from the 1970s on, and some earlier ones), a perforated pipe runs from the gravel bed down to the tile, and the well drains wherever the house drains: sump, daylight, or storm connection. This is the cleanest fix and the cheaper end of the $300 to $1,000 range.
Dry well. Houses whose original clay tile silted shut decades ago, or that never had tile, common in the 1950s block-foundation ranches, get a deep gravel-filled pit dug beside the window well, sized to hold a storm’s worth of water while it slowly seeps into the clay. A few hundred dollars more than a tie-in and absolutely worth it.
Regrading. Surface water should never reach the well in the first place. We grade the backfill to slope away from the house and, where a downspout dumps next to the well, we say so.
Drainage is included in every egress window installation and window well installation we do. As a stand-alone repair on an existing well, it is $300 to $1,000 depending on depth, access, and whether there is tile to reach.

Every cover on an egress well is installed so it lifts or releases from inside with no tools, no key, and no more force than the window itself takes, per R310.4 of the 2021 IRC that Topeka enforces. We do not bolt covers down. A cover that keeps a child from falling in is a good thing; a cover that keeps a child from climbing out is not.
When a cover is enough, and when it is not
A cover stops rain from falling into the well. It does not stop groundwater from rising into it. If your well fills during a storm and drains in a day, a cover will probably solve it. If the well holds water for a week in April, the water is coming from below and you need drainage. We can usually tell which on the phone, and always at the measure.
How to tell what your well needs before you call
Three questions sort most Topeka wells. How long does the water stand? A well that drains in a day has a surface-water problem, which is a cover, a downspout extension, or regrading. A well that holds water for a week has a groundwater problem, which is drainage. Does the basement get wet at the same time? If water shows up at the floor along that wall during the same storms, the well is feeding the foundation and the drain needs an outlet, not just gravel. What era is the house? A poured foundation from the 1970s or later probably has footing tile to tie into; a 1950s block ranch almost certainly does not, and gets a dry well. Answer those at the measure and the quote is usually a single line.
The bigger picture on water
An egress well with a working drain is, oddly, one of the better things you can do for a wet basement, because it forces a proper drainage point at the wettest wall. An egress well without one is the worst thing, because it concentrates every storm against the foundation at a hole you cut in it.
